Buying A New Home

Thinking of buying a new home? We’ve got the information you need to get started.

The home buying process

Here’s what to expect when starting your home buying journey.

Sense your Desire and Essentials

What’s important to us: quality materials, professional workers, respected deadlines, as well as listening and accompanying our clients throughout the process of buying their home. It is because of this vision, which has remained the same from the beginning, that our clients recommend us to their relatives and friends and come back years later to purchase additional homes.

Get pre-approved & set budget

One of the first steps in buying a new home is to take a realistic look at what you can afford and how you are going to pay for it. If you are like most people, you will probably have to finance your home purchase with a mortgage loan.

Remember that “affordability” isn’t about how much money you can borrow, but how much debt you are comfortable with and can manage long-term. Spending less than your maximum mortgage qualification provides you with more flexibility to deal with other financial needs that you may have.

Pick where to Establish

Kubaka Homes has put its knowledge and passion for real estate development at your service to help you build your dream home.

Make the Purchase!

When you’re ready to buy your home, make sure you have your chequebook, photo ID, and pre-approval documents handy when you meet our sales team. Then you just simply sign a purchase agreement after reviewing it in detail.
Happy new purchase!!

Closing day

Preparing for closing

It’s important to prepare for the closing of your new home. Here’s what you need to do:

  • Secure a lawyer and ensure that they finalize all of your closing documents 2-5 days prior to your closing date.
  • 1-2 weeks before your closing date: Make sure to contact all your utility companies to update them with your new home address.
  • After closing date: If you chose to upgrade from our standard appliances package, you will be responsible for the delivery and installation of your appliances. Your deliveries must be scheduled for after your closing date.
  • Notify Canada Post that you will be moving if you require a mail forwarding service.

Warranty coverage

All our homes are covered under Tarion Warranty.
